Radcliff's housing market sits a step above, with most homes ranging from $170,000 to $300,000. Because Radcliff is the primary off-post community for Fort Knox, demand from military families keeps prices firmer. You will find more typical subdivision-style homes here — three and four bedrooms on quarter-acre lots with HOAs and a suburban feel. Inventory moves quickly, especially for homes priced at or near the E-6/E-7 BAH rate.

Elizabethtown, as the largest of the three, offers the widest price spectrum. Entry-level homes start around $200,000, but median prices trend closer to $260,000 to $300,000. Newer construction in subdivisions on the south and east sides of town can push well past $350,000. The trade-off is access to more amenities, newer builds, and a wider selection. But for buyers on a budget, Elizabethtown's market can feel tight.

Commute to Fort Knox

Radcliff wins the commute comparison by a clear margin. Many homes in Radcliff are within five to ten minutes of the Fort Knox gates. If a short drive to work is your top priority, Radcliff is hard to beat.

Vine Grove sits 10 to 15 minutes from the main gate, depending on where in town you live and which gate you use. The drive is straightforward — mostly along Highway 31W — and you avoid the worst of the gate-area congestion that Radcliff residents sometimes face during shift changes.

Elizabethtown is the furthest out at roughly 15 to 25 minutes depending on your neighborhood. Homes on the north side of town are closer; homes in the newer subdivisions to the south can push toward a 30-minute commute during busy periods. For many families, the extra amenities justify the drive. For others, the daily time adds up.

This is where Vine Grove truly separates itself. If you want space — actual space, not a "generously sized" quarter-acre lot in a subdivision — Vine Grove is the clear winner. You will not find that in Radcliff or in most Elizabethtown neighborhoods without paying substantially more.

Radcliff's housing is predominantly subdivision-based. Lots are typically 0.15 to 0.30 acres, and many neighborhoods include HOAs that regulate fencing, parking, and exterior modifications. This works well for buyers who prefer a maintained, predictable neighborhood. It does not work well for anyone who wants chickens, a large workshop, or a big garden.

Elizabethtown offers more variety than Radcliff, with options ranging from dense in-town lots to acreage on the outskirts. But properties with genuine space tend to carry higher price tags. A home on two acres in the Elizabethtown area might cost $300,000 or more, whereas a comparable setup near Vine Grove could come in under $220,000.

Schools Comparison

All three communities are served by Hardin County Schools, one of Kentucky's largest districts. The difference is not in district quality but in school-level experience. Vine Grove Elementary provides a smaller, more personal environment where teachers and parents form genuine relationships. Students from the Vine Grove area typically attend North Hardin High School, which offers strong academics and athletics.

Radcliff's schools — including Radcliff Elementary and North Hardin Middle School — are well-accustomed to military families and the transitions that come with the lifestyle. Elizabethtown's schools are part of the separate Elizabethtown Independent School District, which is smaller and often ranks well in state assessments. For families prioritizing school reputation, Elizabethtown Independent Schools can be a strong draw.

Lifestyle & Daily Life

The day-to-day experience of living in each community is genuinely different:

  • Vine Grove is for people who value quiet, space, and community. You know your neighbors. Traffic is negligible. The trade-off is that you drive 10 to 15 minutes for shopping and dining.
  • Radcliff is convenient and familiar. Fast food, gas stations, and base services are close. The atmosphere is more transient because of the military population, and the built environment reflects that.
  • Elizabethtown is the regional center. You have the most restaurant and shopping options, the best healthcare access with Hardin Memorial Health, and a more active social scene. But it comes with more traffic, higher prices, and a less personal community feel.
